Whether you're looking to buy, sell, or invest in real estate, Katelyn will guide you every step of the way - with care, expertise, and a deep knowledge of our local communities. Let's make your next move not just a transaction, but a smooth and positive experience!

How long have you been a realtor? How did you get into the business?

My love for real estate and interior design started many years ago. In 2018, my husband and I finally leaped into real estate investing and purchased our first rental property in Dover. I became a licensed REALTOR shortly after. I joined Team First State Properties in 2022, which helped me learn and grow as an agent.

Do you have a specialty or focus on a certain area?

I’m licensed in all 3 counties of Delaware! Whether you’re a first-time homebuyer, selling your starter home to ‘move up’, empty nesters needing to downsize, or relocating to the First State, I’m experienced with it all and would love to help get you to your next chapter as well.

Let’s hear about your family. What are some of your favorite local spots?

My husband and I just celebrated our 10-year anniversary, we have two children, and a rescue dog. We love spending time in our pool and being outdoors. State parks, walking trails, kid-friendly restaurants/breweries, and the Delaware beaches are some of my favorites. We recently tried Birdies Links & Drinks in Middletown, and our kids loved the indoor mini golf!

Say a family wants to move to our area. Where should they start? What should they think about?

Location is everything. Consider your lifestyle while you’ll be living there:

  • Peace & quiet or smack dab in the center of the action?
  • How far is the nearest grocery store, shopping, & dining from where you're considering moving to?
  • Do you have or plan on having children? Check the local school district ratings.
  • Want a fixer-upper or maintenance-free community? Delaware also offers many 55+ communities that are ideal for retirees seeking low-maintenance, single-level living and a relaxing place to relocate.

What’s the first thing that you should do if you want to sell your home?

Declutter and Purge! Most likely you won't want or need half the things you have in storage now, so just toss or donate it. Potential buyers want to tour your home and envision their items and furniture in that space, and sometimes can’t see potential past someone else's clutter! I’ve put together a great Decluttering checklist for this purpose!

What is the worst thing you could do to the resale value of your home?

Again, I think potential buyers want to tour the home and envision themselves there. It’s best to keep a neutral color palette. Specific styles, trends, colors, etc., may be popular now, but may not appeal to the masses a few years or a decade down the road. Not saying you can’t or shouldn’t decorate and paint how you want, just remember there will be work to do when it's time to sell.

What is something that would surprise most people when it comes to real estate?

The highest offer doesn’t always win! As a REALTOR, I’ve seen sellers turn down the top offer because it came with shaky financing, too many contingencies, risky timelines, etc. What wins in a competitive market? A clean, strong, reliable offer - one that will get to the closing table on time. That’s where a skilled agent comes in.

What are some cool kid-friendly spaces that you’ve seen?

I think reading nooks for kids, somewhere quiet and peaceful for them to go, is cute. It is normally a calm and relaxing spot with a soft throw rug, blanket, pillows, dim twinkle lights with books, and coloring materials. I love it when homeowners transform the areas under staircases into little hideouts for kids, too!

Your Wilmington, DE Summer Fun Guide

What are some fun facts about you and your work?

I pretty much know every Wawa location in Delaware. I’m on the road A LOT, between showing houses, listing appointments, home inspections, attorney’s office, Team meetings, etc. I need all the snacks, water, and caffeine, but also need a restroom break at some point in the day (lol) Thanks, Wawa!! Also…Yes, I check Zillow “Zestimates”- just to see how far off they are. You could say Zillow and I have a complicated relationship.

What are you most proud of?

I’m proud to say I treat all of my clients with the same respect I’d want to see my friends and family given. I’m transparent and dedicated to helping my clients with the biggest investment of their lives! I’ve been a first-time homebuyer, I’ve sold and bought simultaneously while moving with small children and pets, and I've invested in real estate. I’ve walked down all the paths already for you, and strive to guide, assist, and represent you to avoid unnecessary mistakes or wrong turns along the journey!

Anything else you’d like to share?

Don’t wait to make a move if it makes sense for YOU and your season of life NOW! I hear all too often the people are “Waiting for the market to crash or interest rates to drop,” meanwhile, their perfect home is passing them by, and the buyer who did score the home is already building equity.

Even if you bought in the last few years, it’s estimated that those homeowners already have 20-30% equity built! Housing prices continue to rise in our Delaware market. Don’t listen to national headlines.

Work with a local, knowledgeable REALTOR to get the most accurate information and guidance. I’d love to help you on your journey, no matter where your starting point is. Let’s connect!
